Step One:
Get to know you
We’ll meet in person (or virtually in some cases) to conduct an initial in-home appointment to get to know you and your goals, listen to your questions, and gather basic information about your home and its features, characteristics, and condition.
Step Two:
Comprehensive assessment and value analysis
After gathering information we will search a database of homes in your area. We will look for homes most comparable to yours and report back to you an estimate of potential value, as well as prepare a financial analysis of multiple sale price and timeline scenarios.
Step Three:
Customize a plan
Based on our initial meeting and a thorough review of your goals, timeline, and home value analysis, we will provide highly detailed recommendations that will be your clear path forward.
Step Four:
Coordinate home preparation and pre-sale projects
We can offer highly detailed recommendations about projects you may want to consider in order to gain additional value, helping to assess these projects compared to the value of selling “as-is.” And if you decide to move forward, we will help establish and manage a timeline and provide you access to our network of trusted vendors and contractors.
Step Five:
Handle all presenting and pre-listing details
We’ll help prepare your home for professional photography, videography, social media and showings. We are certified staging experts and include “hands-on” time in your home as part of our custom service. Before showings begin we can also connect you with handymen, landscapers, and clutter reduction specialists to help your home look its best. Once ready, we’ll make an updated floor plan and create a multi-media experience unique to your home.
Step Six:
Work to attract qualified buyers
We will work with you on a plan that makes you comfortable and allows adequate access to potential buyers. We have a sophisticated and secure showing system that provides reporting of appointment details and allows for feedback after each visit. Our cutting edge tools and technology including online syndication, proactive promotions, and world-class marketing will maximize your home’s exposure to attract more buyers.
Step Seven:
Thoroughly review and negotiate offers
We make sure that every detail is attended to. We help develop and recommend a negotiation strategy, evaluating all terms and vetting potential buyer financial resources and qualifications. Once accepted, we’ll manage the contract deadlines and contingencies to ensure we get you to the closing table. The process from contract to closing typically runs 45-60 days and we have systems in place to oversee and communicate all the major milestones including home inspection, attorneys review of the contract, the appraisal, and final loan approvals.
Step Eight:
Guidance through closing and moving
At this point you may have done a good amount of packing in order to prepare the home for sale. For the final move, we will help monitor milestones such as managing information among key players, and providing guidelines and trusted packing and moving resources to help as needed—including downsizing experts, senior moving specialists, estate sale planners, and even storage facilities.
